Guide to Selling

A Guide to Selling Your Property

Chances are, you will have high expectations for the sale of your home. Most sellers require that their property be sold in the shortest possible time at the highest possible price.

Since each property is unique, each requires a tailored marketing plan. At Sonter Agency, we believe in gaining a clear understanding of your personal and financial requirements in developing the plan to market your property. Professional planning ensures we target the right audience using the best media to achieve the greatest exposure.

Preparing Your Property For Sale

You'll likely have a good sense of your property’s compelling features, and with your agent, you’ll be able to identify those desirable features that will differentiate your home in the market.

There are a number of easy jobs that can be completed when preparing your property for sale, profitable chores that will go a long way to increasing the appeal of your home to potential buyers.

Ask your agent what you can do to increase the saleability of the property; they’ll have specific ideas based on the home’s location, presentation and features.

The property itself should be neat and tidy inside and out, and a fresh coat of paint can make a world of difference. The more appealing the initial impression your property gives, the more likely you’ll be to find the right buyers.

Minor improvements have the potential to reap substantial rewards.

Advertising & Showing your Property

Once your property is ready to go to market, your Sonter Agency agent will organise photography and list the property in local and international sales databases.

Your representative will also implement an appropriate marketing plan for your property, which may include ads in newspapers, online real estate portals, flyers, signboards and other publications, depending upon your budget. Your agent should give you a detailed and costed plan for marketing and selling your home.

Open houses are a powerful way to attract potential buyers to look at your property. Be prepared to have prospective buyers come to your property and look through it very carefully. For most buyers, a home is one of the largest purchases they will make.

We usually suggest you leave the property during this time and allow potential purchasers to relax and see themselves living in the property, thus increasing the chances of turning the visit into a sale.

Offers & Negotiation

You can count on us to expertly and sensitively guide you through the inevitable negotiations that precede a successful sale. Our negotiation skills are in fact what the Sonter Agency team are renowned for!

Settlement

Once terms and conditions of a sale have been agreed on, you and the buyer will sign and exchange contracts. The date of final settlement and transfer of ownership will have been specified as part of the agreement, but usually occurs within a month to six weeks of the exchange of contracts date. During this time, your conveyancor or solicitor will undertake the legal processes to ensure smooth transition of ownership from you to the purchaser.
